Whether you’re a first-time renter or an experienced tenant, this guide will walk you through our application process and qualification requirements.


IMPORTANT NOTICE: 
• Applications must be complete to be processed 
• Properties can only be reserved for two weeks from application approval date unless approved by owner  

BASIC APPLICATION REQUIREMENTS 
All individuals 18+ years must submit: 
  ○ Completed application 
  ○ $50 non-refundable application fee 
  ○ Copy of current identification card 
  ○ Copy of social security card 

INCOME REQUIREMENTS 
Combined household income must be 2× the net rent amount 
Acceptable Verification Methods: 
  ○ Employed Applicants: 
    – Last 2 months of current paycheck stubs 
  ○ Self-employed Applicants: 
    – Minimum 2 years of tax returns 
    – Profit/loss statements for most current year 
  ○ Transfers/Relocations: 
    – Acceptance letter with salary and start date 
  ○ Child Support: 
    – Court order documentation 
    – 6 months payment verification 
  ○ Government Benefits: 
    – Social Security, disability, or VA award letter 

RENTAL HISTORY VERIFICATION 
We verify: 
  ○ Current tenancy dates 
  ○ Payment history 
  ○ Monthly rent amount 
  ○ Property condition 
  ○ Outstanding balances 

Important Notes: 
  ○ No broken leases or evictions accepted 
  ○ Base housing accepted as rental history 
  ○ Home ownership verified via credit report or tax records 

CREDIT REQUIREMENTS 
• Preferred minimum credit score: 600 
Special Considerations
  ○ New credit histories 
  ○ First-time renters 
  ○ Recent divorces 
Additional Requirements 
  ○ Scores below 600 may require additional security deposit (owner approval needed) 
  ○ Bankruptcies/foreclosures must be 2+ years old 
  ○ No outstanding property management/landlord debts 

AUTOMATIC DENIAL REASONS 

Any of the following may result in denial: 

  • Improper notice at previous residence
  • 3+ late payments last 12 months
  • Unpaid property management collections 
  • Recent 3-day notice to vacate
  • 2+ NSF checks in the last 12 months
  • Bankruptcy/foreclosure within last 12 months
  • Unverifiable information

  PET POLICY 
Service Animals
  All service animals and emotional support animals accepted with proper documentation 
  Documentation must be current and from a licensed healthcare provider 
  No pet deposit required for documented service animals 
Pet Deposit 
  $300 per pet 
  May increase for pets over 25 lbs and under 2 years old

PAYMENT REQUIREMENTS 
Initial Fees 
  Application fee: $50 (non-refundable) per applicant 18+ 
  Security deposit: Due within 24 hours of approval 
  Move-in condition report fee: $120 (non-refundable, due with first month’s rent)
